Talvern, Babonneau Land Development Officially Opens

A new land development at Talvern, Babonneau, offers seventy-three citizens a chance to secure their own piece of Saint Lucia.

The development results from a collaborative effort between the Government of Saint Lucia, the National Housing Corporation (NHC), and Fresh Start Construction Ltd.

The aim is to address the housing deficit on the island.

Housing Minister Richard Frederick outlined the process behind pricing the 73 plots at a ceremony on Tuesday.

Initially valued at approximately $17 per square foot, the government, under the guidance of Prime Minister Philip J. Pierre, adjusted the price to a more accessible rate of $14.50 per square foot.

Frederick said it reflected the prime minister’s commitment to making homeownership more attainable for Saint Lucians.

Babouneau MP Dr. Virginia Albert-Poyotte expressed her optimism regarding the new development.

She hoped that the project would enable residents to acquire their own plots and stimulate local employment opportunities.

“I’m also hoping that it creates opportunities for employment, because we have a challenge for employment for persons in the Babonneau constituency, Talvern, Fond Assau area. So I’m going to keep a keen eye in that direction,”  Albert-Poyotte declared.

The new development in Talvern Babonneau is set to enhance the local real estate market and provide a much-needed boost to the area’s economic activity.

  1. Who valued this land at $17.00 per square foot? A Quantity Surveyor?

    Nowhere in Babonneau does anyone with two or more brain cells to rub together would buy land for $17.00 per square foot. That’s more like the cost of land ‘up north’. Even the $14.50 is hot for the area where people have been buying land with good road access and utilities in recent years for $10.00 to $13.00 per square foot on average. That’s what happens when you have a private for-profit construction company basket weaved into the operations of the National Housing Corporation which is suppose to provide affordable housing for St. Lucians. Caveat Emptor (Buyer beware).

  2. @Dave- I too wonder if its a bonifide Valuation Surveyor who came up with this ridiculous value of 17, or were politicians involved in the pricing- and you know how “housing” goes! As a country , government has to be very careful not to over charge its people for essential services, land is one especially in a tim when our borders are open to more wealthy citizens to purchase as much land as they want- no restrictions!!!! IF this is 17, then my land at Vigie must be worth atleast 50 per square foot. Based on this, I is a millionaire!!!!!!

  3. They should create a system where first time land owners can purchase it at a more affordable rate. $8 max.

  4. Residential land up north is $25 and up. Development land in Babonneau is 12 and up. Ppl sell their personal plots for minimum 10 in that area. Times have changed unfortunately!

    Yeah $25 and up in gated communities and Cap Estate, Bonneterre, Rodney Heights etc, but there are many communities up north like Monier, Corinth, Grande Riviere, La Retraite, Monchy, Piat, Caye Manger, Cas En Bas, Mongiraud, Marisule, Trouya, Vieux Sucre, etc, etc, etc where you can get ‘good’ residential land for $15 to $18 per square foot with all the required amenties. That’s why $14.50 in Talvern is a rip off. Buyers can get much better deals for the same price or slightly more.

  6. They price it so they themselves can buy it. Hope there is full transparency on who the buyers of this land are.

    Furthermore if you are undertaking an initiative like this why not offer up a payment program? The NIC can loan a foreigner all that money to buy land why can’t they do the same for the people putting the money into the Nic

  7. Richard, as you at Talvern, if you see Hilaire tell him we Marigot people want TQR total quality representation. The roads to te hotel and police station are in a deplorable state. The only place we can see Hilaire is on Television. Please Richard tell him visit Marigot, not only by JJ, but everywhere.

  8. Typical politician playing deceitful games. Valued at $17, sold at $14.50 yet in initial plans from previous administration, they were prepared to sell/ lease to own for 6/7 a sqft.
